We are looking for Area Real Estate Manager in IKEA Korea. This person is responsible for management of existing assets, their lifecycle management and construction projects, ensuring safe, compliant, cost efficient and sustainable assets in Korea.
This position is report to Country Real Estate Manager.
Minimum 8 years of relevant work and managerial experience
Background in business management and real estate
Academic degree in engineering/business/economics or similar
Ability to communicate confidently and clearly in English
Your responsibilities
Developing an efficient team through a servant leadership based on Leadership by All, service orientation, empowerment & performance. Ensuring an aligned understanding in the team with the overall vision, direction, delivery process and responsibilities for assigned initiatives. Identify and set team - and individual, high-quality outcome-based goals based on valid business plans, to ensure execution of the Real Estate scope in the Area. Lead succession planning and competence development for the team
Responsible to deliver to Country business plans and Real Estate action plans by planning and implementing Real Estate activities within the Area. Responsible to optimize the value and efficiency of each property in the Area, by assessing the current state of the properties and identifying areas for improvement from life cycle, safety, cost and sustainability. Contribute to overall planning and budgeting by providing information and insights. Responsible to have approved and allocated budgets, resources and cross functional resource allocation by ensuring close collaboration and alignment with internal stakeholders.
Responsible for optimizing the value and efficiency of each property in the Area, by developing the functionality, sustainability, cost and customer experience aspects. Responsible that all assets are safe and compliant in line with external requirements incl. liabilities in legal and tax, permits and internal Ingka policies. Responsible that ways of working, tools and best practices are implemented in the units and lead the cooperation across the area to optimize performance. in the area. Accountable that the unit team is integrated in each unit and participate in relevant governance, while being responsible to align and coordinate stakeholders outside the unit. Responsible for managing risks, coordinating stakeholders, and ensuring that each project delivery contributes to the long-term success and expectations of the business in the Area.
Responsible for the planning and steering of the real estate aspect of projects in the area, in terms of existing assets and new touchpoints. Contributes to the overall steering of cross business projects. Responsible that projects deliver to business objectives and are performed in line with ways of working, correctly staffed, risks managed and delivering high performance on quality, time and cost. Accountable that sourcing activities are performed compliant and with optimal results, both for projects and facility services. Responsible to manage, lead and follow up external partners, including consultants, suppliers, and contractors, to secure the appropriate support and expertise needed for the successful execution of the projects and facility services in the Area.
